New Home Communities
New home communities continue to be built with the growth of the greater Nashville area and surrounding suburbs. Building a new home in a development has it advantages in this current market of low inventories and over-asking prices on existing homes.
I have extensive knowledge of local builders and the build process. I was President of an HOA for 12 years and managed all the major repair projects on the building: from getting bids and selecting contractors, to overseeing the repair process, and approving the finished work.

If purchasing a newly built home when moving to the Nashville/Williamson County area, I can help you identify the home and builder that is right for you. Homes in the area are priced from the mid-$300k up to $1M (and over) at the high end. The great news is that there are many price points available for families moving to the Greater Nashville area.

Virtual Showings and Offers
If you are from out of state and want me to initiate a search for you, I can easily conduct live video tours of homes as soon as they are listed. This an easy and time saving way to see homes within the first hours of a home coming to market.

We can discuss the considerations of the “new normal” for housing and how this is reflected in writing a contract. Contracts can be created and finalized virtually with electronic signatures. Even waiting a day could cost you the home you desire.

Many homes, especially in Nashville, Davidson County, and Williamson County are going for above asking price. I can quickly pull recent listings of similar homes that sold in the last 3 months to give you some pricing parameters to consider for your offer. “Above asking,” in the last several months could range from $10K to $50K, or more. Rentals
Should you desire to live in an area before making your decision on purchasing, I have a pipeline of homes and condos for rent for short-term (3-6 months), or 1-year leases. The “new normal” with the rental market is to make a decision quickly, get qualified (income 2x to 3x rent), and sign a lease. The best rentals go quickly. I can do a video tour for rentals as well. Plan to pay $2000 and up for a nicely maintained home or condo, with 3 bedrooms and 2 bathrooms. There are some that are furnished.
